Impact
Market Impact
Illinois residents spend approximately $720 million
annually in the Indiana casinos. Of that $720 million it is estimated
that approximately $400 million is spent from residents living in
Cook County South of the Sanitary and Ship Canal Channel.
Locating a major casino destination development on the 275-acre Southland
site will greatly diminish the loss of Illinois gaming revenue and
tax dollars to the Indiana casinos. It is estimated that during a
stabilized operating year, the casino will result in the recapture
of $115 million in lost taxes to Illinois. The host communities
will receive $22.7 million in the first stabilized year from gaming
and admission taxes. Because the site is further South and East, it
should have a minimal revenue diverting effect upon existing Illinois
casinos. The site's size and location also allows for the development
of a major entertainment destination for I-80 tourists, business parks
and other related attractions. Due to the location of the development,
the I-80 "drive by" market will result in approximately $34 million
in total revenue during the first "stabilized" year.

Direct and Indirect Economic Impact
The sheer magnitude of the site and its location on
major interstates provides opportunity for other developments including
a water park and a themed hotel, extensive retail and commercial properties
as well as a variety of other entertainment options such as a professional
soccer stadium, meeting and convention center. When developed and
co-located these amenities create a critical mass of entertainment
options that in turn drives more business to the site. Families, businessmen,
cross country tourists and area residents will be attracted by the
development, which will literally offer something for everyone.
A smaller site cannot offer this co-location of attractions to create
the energy, excitement and dynamic available with the Southland parcel.

Access to Site
Access to the site is excellent. There is an exit from
Interstate 57 to Cicero Avenue. Access form Interstate 80 is also
excellent. Daily traffic counts on these Interstates exceed 180,000.
The location with frontage on both major interstates creates a tremendous
opportunity to capture cross-country travelers. Interstate 80 is the
primary cross-country route with heavy commercial and passenger traffic.
The site is ideally located to attract gamers from other states beyond
the Chicago area. |
