Development
Southland Development proposes to
develop a casino hotel resort encompassing a variety of elements.
45,000 square foot casino with 1,200
gaming positions
350 room hotel
5 restaurants
Parking for up to 4,000 vehicles
Casino
The gaming will be conducted on a barge with gaming
on one level. The approximately 45,000 square foot casino provides
a roomy 37.5 square feet per gaming position. Generally in the industry
30 square feet per position is considered to be adequate. The additional
floor space will enable the casino to offer entertainment on the
gaming floor and a more enjoyable experience for patrons. The additional
space allows for better traffic flow within the casino, and better
air handling. The casino will be equipped with approximately 1,130
electronic gaming devices in a variety of denominations and configurations.
The casino will offer bar top machines, traditional reel type slot
machines and the latest video gaming devices. Table games are an
integral part of the gaming experience. We propose to include approximately
30 table games including Blackjack, Roulette, Craps, Baccarat, and
other approved casino games.
Hotel
Southland proposes to develop a casino hotel with
approximately 350 rooms, an indoor pool with a spa and a fitness
center. The hotel will have 290 standard rooms with double queen
beds or a single king bed as well as 50 mini-suites and 10 executive
suites.
Meeting and Events Center
As proposed the gaming development would include
40,000 square feet of meeting and convention space in a multi purpose
room. The space will be suitable for holding entertainment events
and include a number of break out rooms and smaller conference center
facilities. Developing a multi-use facility improves the attraction
of the development and helps to raise the mid-week hotel occupancy
rate.
Restaurants
The gaming development will include five restaurants
offering a variety of cuisines. Initial dining options will include
a Buffet with action cooking stations including a carving post,
and other cooked to order buffet items such as crepes, omelets stir
fry and pasta dishes. Steakhouses have proven to be an excellent
compliment to casinos. A steakhouse with approximately 150 seats
will be part of the casino development. An Italian restaurant with
pasta dishes, pizza and other traditional Italian favorites will
be among the restaurants. We will also offer a coffee shop open
during all gaming hours to cater to customers needing to grab a
quick meal. The Cafe will be open for breakfast, lunch and dinner
offering typical diner food such as pancakes, eggs, burgers and
grilled sandwiches. A Food Fair offering burgers, hot dogs and other
snack foods such as popcorn and nachos will also be included in
the initial development.
Parking
To handle the anticipated 3.8 million annual visitors
Southland proposes to include parking for approximately 4,000 cars.
The parking facilities will initially include surface and garage
parking to accommodate both guests and employees. As the development
progresses, a garage may replace surface parking.
Non Gaming Development
The beauty of the proposed location is the sheer magnitude of the
property and the potential to create a Midwest destination resort
offering an unrivalled array of entertainment including music, retail,
shopping, sports, and of course gaming.
Retail
The retail component of the development is planned
to include the level of retailers such as ESPN Zone, Harley Davidson,
Old Navy, Pier One, House of Blues, Williams-Sonoma, The Gap, etc.
Specialty Restaurants
Specialty restaurants are a proven traffic driver
for retail and casinos. Restaurants such as Outback Steakhouse,
Carraba's, Cheescake Factory, and PF Chang's represent the type
of restaurants targeted for the development.
Bowling
In many gaming markets including Las Vegas, Reno,
Kansas City and Albuquerque, bowling has proven to be an attractive
addition to casinos. Southland proposes to include a 36-lane bowling
center. Bowling centers add a family attraction that can serve to
diversify the project and increase the long-term viability of the
development. Additionally, league bowlers can serve as an incremental
market for the casino. The property's location in the Chicago market
area and along Interstate 80 make it a uniquely attractive location
for interstate bowling tournaments. Interstate visitors will stay
overnight and will likely visit the casino as well.
Waterpark Hotel
The current plan envisions development of a 250 to
300 -room themed water park hotel. Waterpark hotels are the fastest
growing segment of the hotel business. By tying a reasonably priced
hotel to the Waterpark, the development will yield a higher return
for the retailers and restaurants due to the extended stay possibilities
for these guests.
Hunting and Fishing Retailer
The site location in a major metropolitan area at
the junction of two interstate highways provide excellent visibility
and traffic that retailers value look when selecting store sites.
